Cancel 30 or more days before check-in for a full refund of the nightly charges, or 15 to 29 days before for a 50% refund; cancellations within 14 days of check-in are not refundable. Your refundable security deposit and the cleaning fee are always returned in full regardless of timing.

First-time guests pay a refundable security deposit, shown at payment, which is returned about a week after checkout as long as there are no damages. Returning guests with a prior confirmed stay are exempt from the deposit.

Payment is handled through Stripe's embedded checkout, so your card details are entered securely on Stripe and you receive an emailed receipt once your booking is confirmed.

Minimum-night requirements vary by home and season and are shown right on the availability calendar when you pick your dates. We also run weekly and monthly stay discounts, early-bird and last-minute deals, and a returning-guest rate — eligible discounts apply automatically at checkout, or email us for a code.

Both Serenity Falls and Harmony Hill comfortably host up to 12 guests, with four bedrooms, seven beds, and three bathrooms in each home.

Yes, each home has a private 6-person hot tub. We clean and test the water for chlorine before every guest's arrival, and you never need to drain it at checkout — we take care of that afterward.

Each home has a fully stocked chef's kitchen with cookware, utensils, dishes, and a reverse-osmosis water filtration system. Parking is on the premises, with room for up to 5 cars per property.

Serenity Falls features a private waterfall, a two-story private playground with a slide, swings, and a climbing wall for kids, and a game room with a full-size billiards table, PS5, and darts.

Harmony Hill is loved for its dedicated game room with a PlayStation 5, a pinball machine, and an arcade with over 9,000 games, plus a billiards table and a massage chair for ultimate relaxation.

Check-in is at 4:00 PM and check-out is at 11:00 AM. We can't guarantee early check-in or late checkout, but we try to accommodate requests when our schedule allows, so just ask after booking.

Both homes offer self check-in with a door code. Once your guest registration is complete, we send a detailed check-in sheet with your door code, directions, parking, and Wi-Fi.

Yes. Saw Creek Estates requires every adult guest to be registered with the community before arrival. It only takes a couple of minutes and you can sign right on your phone via the link we send after booking.

Outdoor quiet hours run from 11 PM to 8 AM to keep the deck, hot tub, and yard peaceful. Smoking is not allowed indoors, including e-cigarettes, but you're welcome to smoke outside where outdoor ashtrays are provided.

Unfortunately, we have a strict no-pet policy due to the host's severe allergies, so pets cannot be accommodated during your stay.

Both homes sit in gated Saw Creek Estates in Bushkill, Pennsylvania, in the heart of the Pocono Mountains, just about 1.5 hours from New York City.

Every rental includes 6 complimentary fobs that give your group access to all of Saw Creek's amenities: outdoor and indoor pools, a private ski mountain, tennis and basketball courts, a lake and beach, and a fitness center. Children 6 and under don't need a fob.

Bushkill Falls, the "Niagara of Pennsylvania," is about a 7-minute drive, and the Delaware Water Gap National Recreation Area is around 20 minutes away. You'll also find horseback riding, zip lining, snow tubing, and golf within minutes, plus skiing at Shawnee Mountain (about 14 minutes) and Camelback (about 40 minutes).

Saw Creek's own Top of the World Restaurant is about a 3-minute drive and serves mountain views indoors or out. The surrounding area has plenty of restaurants plus breweries and wineries, including ShawneeCraft Brewing, Mountain View Vineyard, Winery & Brewery, and Pocono Brewery Company.
